The seriousness of concrete cracks may be viewed differently by different parties. For instance, an engineer or contractor may deem certain cracks of no structural significance, while building owners and tenants may see them differently.

Evaluating Concrete Crack Severity

The following list of conditions may be considered to help determine the severity of various concrete cracks:

  • Cracks smaller than 0.3 mm in width are generally not serious and of not structural impact. However, they should be monitored for any growth.
  • Cracks of greater width than 0.3 mm may present structural durability issues.
  • If a crack on a concrete floor or slab widens sufficient to present a tripping hazard, it is considered serious and requiring repair.
  • Concrete cracks in foundation walls or slabs that allow the seepage of moisture are serious and require attention.
  • A concrete crack that fills with dirt, resulting on maintenance sanitation issues is a serious crack.
  • A crack width greater than 3.2 mm on a foundation exceeds the allowable width. Cracks of smaller width may be bridged with damping and watertight agents.
  • Short hairline cracks on a foundation wall (vertical or horizontal) do not automatically indicate a structure issue.
  • If cracks appear in the upper corner of a foundation wall, it may indicate overstressing.
  • If long diagonal cracks appear on basement walls, it may indicate the basement wall is overstressed.
  • If plastic shrinkage or plastic settlement cracks appear within six hours of the concrete pour and they are greater than 2 mm in width, the must be repaired promptly.
  • Long diagonal cracks on basement walls indicate foundation settlement issues and require prompt action to address the problem. If foundation settlement is the issue, door and windows may also jam.
